carolinaphotosmith > Welcome to the ranch!  Our roof pitch is steeper than most similarly-styled homes in our 'hood, which got us thinking we could put the kids' bedrooms in the attic.  First estimates for adding 2BR and a bath upstairs, plus expanding the living area downstairs, were a little steep, so we're thinking we'll just focus on downstairs for now. Maybe in the future we could add their rooms to the front of the house with a couple of dormers (instead of on the rear via shed dormer).

carolinaphotosmith > Pearsall's office is over the garage (the only room upstairs).
carolinaphotosmith > Shed and screened porch have not been painted yet, but Pearsall's getting there!  Plan is to use porch footprint for expanding living area.

carolinaphotosmith > Screened porch measures roughly 15' deep by 22' wide.  We would make it 27' wide by having addition include the window on the right (current den). Masonry fireplace must come down for a few reasons -- it's "old Charleston brick" which is scaling because its density is so much less than that of the mortar; it's a huge light-blocker.  Thinking we'd add a pre-fab FP on back wall of addition.
carolinaphotosmith > Brick hearth/mantel have been repointed and look okay inside, but outside the chimney sheds brick. One contractor said we could keep it and stucco over it, but others have said that it would still be scaling underneath.  Would have to relocate HVAC (probably on side by garage).
carolinaphotosmith > Our lot is a bit of a triangle and extends a good bit past the fence. (Playground is behind me.)
